With these five answers you know whether a lead is real, which listings fit, and who to call first:
- Buy or rent?
- Area or society: DHA, Bahria, Johar Town, Gulberg, or "near my office".
- Budget: total price, or monthly rent and advance.
- Size: marla or kanal, bedrooms, house or flat or plot.
- Timing: moving this month, buying in three months, or just looking.
Ask them one at a time, in the chat, in the language the lead writes in. "Aap khareedna chahte hain ya kiraye pe?" gets an answer; a list of five questions often doesn't.
A first reply that works
"Assalam o alaikum! Yeh 5 marla house Johar Town, Block J mein hai, demand Rs 2.35 crore, 3 bed, 2021 construction. Aap khud rehne ke liye dekh rahe hain ya investment? Aur aap ka budget kitna hai, taake main is jaisi 2–3 aur options bhi bhej doon?"
It answers the question behind the message (price and basics), shows you have more options, and asks the two questions that matter most.
Match leads to your listings, honestly
Keep your listings in one sheet: area, size, price or rent, type, status, and a link to photos. When a lead's answers come in, send the two or three that genuinely fit. If nothing fits, say so and ask if you can share options when they come up. A buyer remembers the agent who didn't waste their time.
Never send listings you don't have, or prices you haven't confirmed. It costs you trust, and on public ads it can cause trouble with the portal and the owner.
Work hot leads first
Not every lead deserves the same attention today. Sort them:
